I am an independent estate agent, not all of us are the spawn of the devil narmour. I work in a rural area and cowboy traders don't last here whatever business they are in as word spreads fast.

Looks like you're not having much luck with foundations!! hope it works out for you. Waiting for a survey report is nerve wracking, we're currently going through the same. Hopefully you'll be cracking a celebratory bottle or two of your finest in the not too distant future.

That is bad luck, are there a lot of problems with subsidence in the area? When you say a structural survey I hope you actually mean a structural engineers report? They are different, its the engineer's report you want if there is a query on subsidence. They are of course more expensive as the people that do them have different qualifications from surveyors and its a more specialised job! Anyway fingers crossed that the report comes back OK there are several causes of movement cracks and they vary in seriousness.

I had to have a structural engineers report a good few years ago. The guy turned up and said a lot of the mortgage lenders surveyors were recommending them to cover themselves due to the local area - got a clean bill of health though :thumb:

Its criminal how that happens, we refer to them as an ACE (arse covering exercise) and yes I usually find structural engineers are quite scathing about the surveyors who have recommended the reports.

You can be sure of that.. I have been a little reluctant to get stuck into the brewing over the last couple of months because of the move. But I will be making up for that from now on I promise. With the obligatory photos without a doubt...

he was indeed - said it was just going to be wasting my money and he'd not be able to find anything - sure enough he was right

So you have exchanged contracts? Excellent!

Yes you get the keys on completion, your solicitor will send the money to theirs who in turn would solicitor would send the money on (plus any additional funds needed) for whatever they are buying etc. etc.

As soon as their solicitor receives your money then legally the house is yours and you are entitled to collect the keys. As you are the start of whatever chain there is that should happen quite early in the day, so long as your solicitor sends it 1st thing. That's what should happen but in practice if the people are moving out that day they often don't bring the keys in until they have finished packing up and most removal firms aim to get away from a house by mid day.
