Has that estate agent got anything else on their books? Even if you know you won't take it, go view it!! It's an hour out of your day but it'll wind them up a bit. Yes they want to get a good price for their vendor but they'd rather not lose a sale...

Now all you need to do is keep on top of the solicitor(s) to get all the paperwork done and dusted up to the point of exchange. Despite what you may have heard it is possible to have everything all done and dusted inside six weeks. I managed to sell in 7 weeks...

...pity it took 24 weeks to buy... :lol:
 
Well we are still waiting for this to go through, the sellers didn't have anywhere to move to when the offer was accepted, we are now looking at the end of may for the move.

Will have to start packing when we get back from TST (assuming we can still see.... :P)
 
Well, this may well be going t!ts up after all, the property has had some underpinning work done on it and as such many insurance companies will not touch it with a barge pole :( - the ones that will insure it are much more than we were expecting to be paying!

Not a happy bunny right now!
 
WOW! That is usually one of the questions on the seller's questionaires that the solicitors ask to be done...

...wasn't it declared up front?
 
Was mentioned on our 2nd viewing and our mortgage advisor sorted our insurance a few days later, solicitor called on tues to confirm the details for our mortgage company and he told us that the insurance company had essentially changed their minds but he forgot to tell us, I am absolutely fuming and trying to get it sorted in work time is a total nightmare because my boss is being difficult and I have already booked my time off for the year so if I were to take time off now to sort it I would loose wages :(
 
Hmmmm... we had a similar problem but with flooding.

Try the green insurance company. Underwritten by Allianz so they're legit... Sorted me out and offset all my carbon for a year into the bargain. :thumb:
 
Went through a few specialist companies and they were all much of a same-ness sadly we had to pull out of the sale :( - I feel really bad for the people we were buying from as its not their fault but it was just too much for us :(

Spent yesterday (My Birthday) viewing 6 houses and have another viewing tomorrow at 5!

Am gutted, we were on target for moving at the end of May!

Gutted for you mate, it's hard not to get emotionally attached when you are deciding whether or not you can spend a sizeable chunk of your life in a house, so when it is pulled out from under you like that it is pretty hard to take. That dream house is just around the corner though, keep the faith!!

Oh, and belated happy birthday. Hopefully you will get the best possible birthday present in the coming weeks...
 
Cheers narmour, last nights viewing wasn't suitable, got one lined up for Saturday for a house we have viewed before and my Wife fell in love with when we viewed it I had already decided I wanted the house that just fell through - So will be looking at it with different eyes this time..

I am an independent estate agent, not all of us are the spawn of the devil narmour. I work in a rural area and cowboy traders don't last here whatever business they are in as word spreads fast.

BM, walking away was a wise move re-sale in the future would be a nightmare, the number of insurers willing to cover places that have been underpinned seems to be going down every year and the premiums from those that do are going up fast. Its harsh but its not your problem so best not to make it yours.

As for comments elsewhere in the thread, a lot of people seem to forget that agents are acting on the seller's behalf, in our area 1.5% commission is the norm so trying to get a couple of grand for the client equates to an additional £30 to the business so when an agent is negotiating its for the benefit of their client more than themselves. Indeed part of what the seller is paying for is for the agent to negotiate the best deal they can from the buyer obviously that's seen as thieving when you are buying but when you are selling its seen as good business. You can only sell a house to one person so its never in the agents interest to gazzump, they would be better off selling a different house to the gazzumper but we have an obligation to pass through every (reasonable) offer. Like anything there are people who abuse the system the most common things are when the agent has a vested interest in a specific buyer maybe they are selling through them or using their legal or mortgage services. Like everything you need to have your wits about you but equally things are done for a reason, so if you can't see a reason why something is in the seller's best interest then its worth questioning.
 
Well. Good news again. Viewed a house this morning for the 2nd time and liked more this time. Put in an offer and after a little haggling it was accepted 4k less than the asking price, since the sellers have just dropped the price by 10k we are happy :-)

Just hope we end up getting the keys to this one..... i am struggling to get too excited at the moment.

Nice one, best thing is to stay chilled.

Pick a time that you'll be able to ring your solicitor each week and let them know that you'll be ringing them then. That way they'll know that they have to have something to tell you :D
 
And now there are possible subsidance issues with this house, there is a structural survey being performed soon (paid for by the sellers) that will confirm 1 way or the other so fingers crossed there are no problems with this one or its back to viewing houses again :(
