Getting planning to brew from home commercially

I live in a detached place with neighbors both sides....

Could i get planning to brew from home commercially..?

I feel the need...
 
Depends on the Scale, but if it's under 100ltr I can't see it being needed other than the Need to contact customs and excise?
 
I think it goes without saying the planning office would have something to say. I would have thought you would need change of use consent. The council would want business rates. Not only would you need to notify HMRC but envirpomental health and environment agency for discharge consent.

I don't think a set up your house would give you the best space for running an efficient business. You made not need thousands of square feet of space but what you will need is lots of usable space, where each stage of the process can be easily and efficiently carried put.

If you are prepared to invest in a 10bbl brewery then you need to have the right premises for it and that is most likely a small industrial unit. It is a business after all.
 
It must be possible as a woman in Wigan does it out of her garage thin k the brewery has some name based on Cows?

She was on the first series of OZ and James.

If you blow your local planning officer right, you can get anything done :D :thumb:

I will look into several options even off home site as pointed out its probaly more suited...

Still really keen.......

And you know what my biggest supporter is my wife...
 
I didn't mean to try and put you off. I run a framing business which i started of in 800 sq ft. I soon out grew it and in actual fact it was a hinderence to production not the actual size but the fact that that it was lots of small rooms over 2 levels. I have since expanded with more machinery and have 3500 sq ft, which is well laid out and more efficient. Access is easier and in actual fact the rent per sq ft is a lot lower so alot better.

One final word without trying to put you off and going over old ground (i have posted about this before) make sure you do your maths right and that it will give you the return on investment that you are looking, brewing is high investment and relatively low gross profit and that you actuallly know your market first and that you have interest in your product, now point in being all dressed up with no party to go to.

As a planning enforcment officer I thought I would throw my two pence in.

A change of use application may be required if you have materially changed the use of the premises that you are operating from. I am assuming that you would be operating out of your garage or shed/outbuilding?

In my opinion a lot wopuld depend on how you are going to supply your customers? Regular deliveries to and from your house is going to draw attention to your neighbours you then may get a visit from an officer. If you want to direct message me more details I can have a look for you?
