Put two thousand pounds on the kitchen table and look at it....... Its a lot of money

Now put it on a mortgage for 25 years @ 5% and you will pay £2500 interest on it

I would stick to my offer, call her bluff by not going higher and save yourself £4500 when she takes it, which she will

Completely agree. If she has had no viewings she will want to sell it and for 2k she would be stupid not to
 
I thought about that but in the end we just put 2 grand to it to be done and dusted. To be honest I didn't know which way she was going to go. She has tenants in so we were wary that she might just hold out for another buyer who will pay closer to the asking price as there are no mortgage pressures and she wasn't waiting in a chain. It was killing me waiting for the phone call so having to wait for another one, even if we knew it would eventually be accepted, was going to be too much. It would've wrecked my nerves if we would've had to wait til Tuesday to hear!

In the end we got it for £21,950 under the asking price which is more than 10%. Which is a good deal. Our limit was £190,000 so we were comfortably inside that. Which means we still have £12,000 for immediate improvements which is more than enough so we're happy. I could've saved a couple of grand which I agree is a lot of money but for the sake of closing this up before the bank holiday, I was happy to pay the extra.

Now the fun of conveyancing!
