Just looking at your pics, surely every AG brewer would want to use the BIAB method to stop the crapy clean up left in the boiler???

BIAB does away with a mashtun so its the mashtun that you don't have to clean out if doing BIAB rather than seperate vessel. You do though have a grain bag to empty out and clean a bit ready for your next brew, and if you do a dunk sparge in a seperate FV/bucket alongside the BIAB then that needs a rinse out too.

You will have the same hop debris in the boiler to get rid of and clean up whether you go BIAB all grain or seperate vessel with mashtun all grain.

Probably less cleaning overall with BIAB, and a bit less gear to store.

I brew outside just in front of my open garage and my Peco electric boiler works fine for me. All boilers will take some time to heat 27 litres or whatever of water to mash temps (70°C) or boil temps (100°C).

Mine takes about 45 mins to get tap water up to 70°C and about 3 to heat0 mins the mashed wort up to a rolling boil.

OK, sounds like a cheap enough system to go AG :thumb: I'm not sure I'll brew batches of 25 litres as I'm the only one likely to drink the bloody stuff when it's brewed ! So, if I go for 10 litres in a batch I guess it's going to work well.

For smaller batches worth taking a look at Clibits post on simple all grain, don't rule out starting with a large stockpot on your hob top in the the kitchen.

I've been doing a few different 5L brews to get my hand in (plus less to waste if it all goes pete tong) and get used to my equipment and see how that come out and find what I like and don't like, then I plan to tweak from there.
