Possible New Brewhouse?

Okay, so I'm in the process of designing a garage extension to the side of my house. Since Mr. government has decided I don't need planning permission for a 6m overlap from the back of my house I find myself with an additional 3m of space available as my garage was going to overlap by 3m.

I have a couple of questions. :wha:

1st The space available will be an external measurement of 3m x 4m. will this be sufficient for future development if I ever get a shiny shiny set up?

2nd I'm in need of storage space for conditioning beer. I dont have a cellar, and cant dig one as the water table is only 5ft down around here. Has anyone ever made an above ground cellar? I'm thinking an all brick room as part of my brewhouse? unfortunately it will be south facing so I may struggle with temperature variation, but maybe some extractor fans may help?

Any suggestions / comments gratefully appreciated.

3m x 4m should be plenty of space :thumb:

As to the cellar idea, well, my garage stays a lot cooler than the house, but any building will have a much greater temperature variation than a cellar will... suppose you could ask for the walls to be made of high density concrete, and ask for an extra deep concrete floor to create more of a heat sink effect :hmm:
 
Cavity walls, insulation in the cavity, that will help maintain a constant temperature when the sun shines, also paint the outside white, or silver if you're really keen :)

The extra thick concrete floow will also help, acting as a heat sink in hot weather and a heat store in cooler weather.

Or, you could just put in air conditioning, the ultimate add on for any shiny brewer ;) :)
