Local Council Having a laugh!!!!!

I was out with a group of people I know for an hour this evening, organising some stuff for the rugby club, and In part of the conversation it was mentioned that the local park pavilion was up for tender, now this got the light bulb in me glowing a bit, because for the past 3-4 years it has run as a bar bistro type of thing and is not tied to any brewery, its very nice inside, not too big or too small, has a small kitchen and a large bar etc etc .

It closed for a bit last year and for the past 6 months a couple of girls have run it who have not got a clue, the people before did appear to have a fairly thriving business though!

I wonder what the lease is thought I, might be worth a look, maybe register with the hmrc & brew a bit on the big girl to take the edge off things, I know a good chef i could get on-board etc etc etc, mmmm sounds like it may be an idea thinks I.

Then I had a look at the lease tender guide price etc the council state the pavilion turnover is circa 75,000 per annum, not a lot thinks I, may be the lease isn't too pricey, with a good menu etc could be bettered etc.

The council guide is £360,000-500,000 excluding VAT for a 5 year lease, now then I'm not a mathematical genius but, if the turnover is currently the projected £75,000 per annum and the bottom price for the lease is 360,000 thats £6000 per month rent without Vat, leaving £15K clear minus Vat minus Wages Minus Tax Minus utilities minus rates-etc etc etc etc for 5 years hard toil.

Feck that Thinks I, think I'll stick to working for someone else, and keep my house. I think anyone else in their right mind would too!

Its no wonder this countries in so much of a mess, when the local councils don't want to subsidise the local economy, and create a few jobs buy pricing everyone out of the market.

I wasn't seriously considering the above move by the way it was just a nano thought

Councils don't have a clue about the real world. I would say that perhaps a building like woukd be worth 20-25K (obviously not knowing the building or location) but even that would be to expensive to make it pay, on the expected turnover. In actual fact the expected turnover is probably a bit low to seriously consider running a business which would involve members of staff and probably not the greatest of margins.

I know your were tongue in cheek but work for someone else, business is hard and certainly not worth risking your house and all the rest for.

The council is having a laugh.........I think somebody has got their figures mixed up here.......I think the figures should be £36000 NOT £360000
It just dont make sense !!!!!!!

Unless the council want to sell off that land for redevelopment. That's what's been going on here with the local market square, the council have been putting the rent up and up and up until no one can afford it. It then becomes "not commercially viable" so the council can then sell it for houses.

Yep, same happens here.

Then the arson starts... always on buildings the council feel are in their way of redevelopment.
